Vault 17 Terminus Terrace

Project Overview
The Terminus Terrace property underwent a full waterproofing and refurbishment program to prepare it for long-term rental use. The goal was to ensure the building was secure, fully protected against moisture ingress, and presented to a high standard.


Scope of Works

Waterproofing: All internal walls were treated with a tanking system to prevent damp penetration. Ceiling arches received the same treatment, followed by a waterproof repellent paint finish for maximum protection.

 

Security Upgrades: New door locks and shatterproof security glass were installed throughout, enhancing the safety and durability of the property.
 

Electrical Installation: The entire electrical system was fully replaced, ensuring compliance with modern safety standards and improving overall reliability.
 

Floor Finishing: The floor was prepared and painted to provide a clean, durable surface suitable for rental use.
 

Outcome
The refurbishment resulted in a secure, fully waterproofed property ready for occupation. The combination of structural protection, security enhancements, and modern electrical work provided peace of mind for both the property owner and future tenants.

Unit 8 and 9 Belgrave

Project Overview
This project involved the comprehensive renovation of a set of commercial units aimed at improving functionality, structural integrity, and aesthetic appeal.


Scope of Work
The renovation process began with the removal of stud partition walls to create a more open and flexible layout. Following the demolition phase, significant plumbing and construction upgrades were carried out in both the kitchen and bathroom areas to enhance usability and ensure compliance with current building standards.


To address exterior and structural concerns, external door carpentry was performed, improving both accessibility and security. Additionally, the block walls were heli-barred and repointed where necessary to reinforce the structure and maintain long-term stability.


Finishing Touches
The renovation concluded with interior spray painting, providing the commercial spaces with a clean, professional finish that complemented the updated design.


Outcome
The completed renovation successfully delivered modernized, structurally sound commercial units ready for occupancy, combining functionality with a refreshed aesthetic appeal.

3 The Crest

Project Overview
This project involved a full-scale extension and renovation of a residential property at 3 The Crest. The scope included structural alterations, internal and external refurbishments, new utility installations, and a bespoke garden room. The goal was to modernize the home, enhance functionality, and improve aesthetics while maintaining structural integrity.

Project Type: Residential Extension and Renovation
Client Requirements: Complete home refurbishment with additional living space, updated kitchen and bathrooms, and a new garden room.


Scope of Work

Demolition & Foundations: Removal of existing structures, new extension foundations, and oversite concrete slab.

Superstructure & Roofing: Extension walls, structural steelwork, roof formation with integration to existing structure.

Internal Works: New staircase to dormer; Howdens kitchen; two bathrooms; seven internal doors; Polyflor herringbone flooring; removal of chimney breasts for open-plan layout; radiators throughout.

Windows & Doors: Replacement of front and rear windows, grey aluminum bifold doors, and new composite front door.
Garden Room: 5m deep structure with walnut cladding, bifold doors, Polyflor flooring, utilities including electricity, lighting, and plumbing.
External Works: Patio excavation, retaining walls, rendering, porch canopy, hot tub installation, and external lighting and sockets.
Electrical & Plumbing: Comprehensive installations across ground and first floors, including spotlights, sockets, ethernet, boiler, radiators, and bathroom plumbing.

Weston Park Pre School

Project Overview:
West Park Pre-School commissioned a refurbishment of the front and back elevations of their property to enhance the exterior appearance and improve durability. The project involved the removal of existing fibre board cladding and the installation of modern composite slatted cladding.


Scope of Work


Demolition and Waste Removal

Removed existing fibre board from the front and back elevations (~42 linear meters).

All waste materials were cleared from the site.
 

Preparation
Supplied and installed new felt and battens to ensure a secure and level base for the cladding.
 

Cladding Installation

Installed new coffee-coloured composite slatted cladding across both elevations.

Fitted new trims around windows and doors to provide a neat, finished appearance.
 

Finishing Touches
Painted the top and bottom plinths with colour-matched Jontex High Build Masonry Paint in Magnolia.
 

Site Facilities and Logistics:
Provided an on-site toilet for staff.
Supplied a skip for waste disposal.
 

Project Outcome:
The refurbishment significantly improved the visual appeal and resilience of the pre-school’s exterior, providing a modern, low-maintenance solution suitable for a busy educational environment. The attention to detail, from trims to plinth painting, ensured a high-quality finish that complements the school’s surroundings.

Coach Road

Project Overview

The renovation project at Coach Road involved a full internal refurbishment designed to enhance the property’s functionality, appearance, and longevity. The project included comprehensive works across the main living areas, bathroom, and kitchen, with a focus on high-quality finishes and durable materials suitable for long-term performance.


Scope of Work

General Internal Works: The interior refurbishment began with the preparation of all wall surfaces, which were treated with a stain-blocking solution to ensure a clean and uniform base. All walls and ceilings were then redecorated using Dulux Diamond Matt Emulsion, chosen for its durability and superior finish. The doors, frames, and skirting boards received a high-gloss finish to complement the overall design aesthetic and provide a polished appearance.

Due to significant corrosion, four radiators were identified for replacement. Where feasible, the removed radiators were treated and repainted prior to reinstallation. Additionally, 45 linear meters of new skirting boards were fitted, and seven new ply flush doors were installed to improve both the look and functionality of the interior spaces.


Bathroom Refurbishment

A complete bathroom refurbishment was undertaken to modernize the space and resolve pre-existing damp and mould issues.

The existing bath, sink, and toilet were removed to allow for a full reset of the room layout.

The area underwent a comprehensive mould wash, and all old flooring was stripped out.

A stain-blocking treatment (Zinsser Perma White) was applied to the walls and ceiling to prevent future mould growth.

Specialized bathroom paint was used for moisture resistance and long-lasting protection.

A new anti-slip floor was laid for safety, and a modern bathroom suite was installed.

All existing tiling and boxing were removed, resulting in a clean, open, and contemporary finish.


Kitchen Refurbishment

The kitchen was completely refurbished to improve usability and achieve a modern aesthetic.

The existing kitchen units and wall tiles were fully removed.

All wall surfaces were mould washed where necessary before decoration.

The room was redecorated with a fresh, modern design to align with the property’s updated interior style.

Two doors were replaced, including one fire-rated door to ensure compliance with safety regulations.

A brand-new Skyline kitchen was supplied and installed, paired with new wall tiling to complete the transformation.


Outcome

The Coach Road refurbishment project successfully delivered a complete transformation of the property’s interior. The coordinated efforts across all trades ensured a cohesive finish with improved durability, safety, and comfort.

The finished result reflects a modern, clean, and functional living environment that meets contemporary standards and enhances the property’s overall value and appeal.

Victoria Road

Project Overview
This project involved exterior refurbishment of a residential property, focusing on both structural repairs and aesthetic enhancement. Key elements included the front and side elevations, boundary walls, and the rear chimney stack.


Work Undertaken


Surface Preparation
Scraped all old paint from the front and side elevations, including the ornate boundary wall, ensuring a clean and stable surface for new coatings.
 

Structural Repairs

Repaired cracks in the render on the front and side elevations as well as the boundary wall.
Restored and repaired the rear chimney stack to maintain structural integrity and appearance.
 

Painting

Applied two coats of masonry paint across all repaired surfaces. Colour to be confirmed by the client prior to application.
 

Window Maintenance

Removed all old external silicone from windows and replaced with new silicone to improve weatherproofing and appearance.
 

Site Management
All debris and waste materials were removed from the site to ensure a clean and safe environment.
Scaffolding for safe access was supplied by Skyline.
 

Outcome
The project successfully restored the property’s exterior to a structurally sound and aesthetically pleasing condition. Repairs were seamlessly integrated with the original architectural features, and the fresh coat of paint enhanced the property’s curb appeal.

Milton Lodge, Milton Cemetery

Project Overview

Milton Cemetery commissioned a programme of  demolition, and enabling works surrounding the removal of Milton Lodge, its attached office building, and associated external structures. The project required maintaining continuous public access to cemetery facilities—including the existing public toilets—while safely managing live utilities, heritage features, mature trees, and sensitive site constraints. We were required to manage the works in accordance with the Contract Administrator’s directions, ensuring full protection of retained assets and minimising disruption to cemetery operations.

 

Key Requirements & Protective Measures

Full protection of the access road, toilet entrance paving, soldier edging, Public Toilet Block, and cemetery visitors.
Identification and safeguarding of existing drainage, including the manhole connecting to the public sewer.
Management of a live electricity cable pending relocation, implementing all necessary safety measures.
Compliance with Temporary Works requirements.
A full photographic survey of the site completed and verified before works began.
 

Service Disconnections & Preparatory Works

Disconnection of all services to Milton Lodge and the office building (excluding Employer-arranged gas and electricity).
Erection of Heras fencing with dust-control mesh.
Safe retention and later disposal of existing timber hoarding.
 

Asbestos Removal & Soft Strip

Licensed removal of all asbestos materials identified in Milton Lodge, the office building, link building, and two external stores.
Complete soft strip of all internal materials, fixtures, services, and debris.
Protection of temporary propping, including coordination for removal and provision of alternative structural support.
 

Demolition Works

Careful demolition of the Lodge and associated buildings down to ground floor slab level.

Excavation 200 mm below slab level and foundation removal to allow for future drainage and reinstatement.

Set-aside and reuse of suitable subsoil for backfilling.

Making good to walls and areas adjacent to the public toilets and live services.
 

External Works & Groundworks

Removal of existing ramps, paving, steps, and railings to 500 mm below ground, with reinstatement using salvaged block paving where required.

Protection of retained trees and grass, with rotavation of compacted areas.

Installation of granular bases for new edging, paths, and reinstated paving.

Excavation and preparation of tree pits and soft landscape areas.
 

Paving, Planting & Finishing Works

Installation of new concrete block edging and reinstated concrete block paving on mortar beds.

Formation of a bark mulch footpath with weed membrane, warning tape, and timber edging.

Placement of BS 3882 topsoil, fertilising, and seeding with amenity grass mix.

Chestnut pale fencing around seeded areas and tree staking per specification.
 

Conclusion

The project delivered a controlled and safe demolition within a sensitive cemetery setting, maintaining public access throughout. Careful handling of utilities, asbestos, temporary works, and landscape features ensured the site was responsibly prepared for future development while respecting the operational needs of Milton Cemetery.
