Project Overview
The Broomhill project focused on revitalizing and strengthening the property’s internal structure while enhancing its aesthetic appeal. The goal was to create a more durable, visually cohesive, and functional living environment through comprehensive flooring, wall, and fixture upgrades.
Scope of Work
The renovation began with the complete removal of the existing concrete flooring, taken down to the ground level to address underlying structural concerns. A new concrete flooring system was then installed, incorporating several key components to ensure longevity and comfort:
Binding membrane for moisture control
150mm reinforced concrete layer for stability
150mm Celotex insulation to improve energy efficiency
Latex screed finish brought precisely up to the damp proof course (DPC) level for optimal protection
To complement the new flooring, all skirting boards were removed and replaced, ensuring a clean, modern finish throughout the space.
Interior Enhancements
The walls were repaired and repainted in a bright, crisp white to increase light reflection and create a sense of openness. The kitchen underwent a full refurbishment — dismantled, redesigned, and newly installed — with the stopcock relocated to a more accessible position, improving functionality and maintenance convenience.
In the bathroom, flooring was renewed across a 50 square meter area, paired with the installation of 35 linear meters of new skirting, completing the transformation with precision and attention to detail.
Outcome
The Broomhill renovation successfully delivered a structurally sound and visually refreshed space. The new flooring system not only enhanced the property’s stability and insulation but also elevated its overall appearance. With modernized finishes and improved accessibility features, the project achieved a balanced outcome of practicality and design excellence.
Project Overview
This project focused on the comprehensive restoration and redecoration of the external elements of a residential property, addressing both structural and aesthetic concerns. The scope of work encompassed the front and side elevations, as well as the surrounding boundary wall and chimney stack.
Challenges
Over time, the property had developed deteriorated paintwork and extensive cracking to the render surfaces. These issues not only compromised the building’s appearance but also posed risks to its weather resistance and structural soundness.
Scope of Work
Paint Removal: Complete removal of all deteriorated and flaking paint from the front and side elevations, as well as the boundary wall, to prepare surfaces for repair and redecoration.
Render Repairs: Extensive repairs to cracked render on the property’s elevations and boundary wall, ensuring restored structural integrity and a smooth, uniform finish.
Chimney Stack Repairs: Necessary maintenance carried out on the rear chimney stack to secure its functionality, safety, and long-term durability.
Painting & Finishing: Application of two coats of premium-grade masonry paint across all treated surfaces, providing enhanced protection against weathering while improving visual appeal.
Silicone Replacement: Removal of all external window silicone, followed by precise resealing with new, high-quality material to ensure proper insulation and prevent moisture ingress.
Outcome
The restoration works revitalized the property’s exterior, blending durability with a refined aesthetic finish. Structural integrity was reinstated across all repaired areas, while the use of high-performance materials ensures long-lasting protection. The renewed paint finish and improved window sealing have also contributed to greater energy efficiency and overall property value.
Key Results
Restored and reinforced render across all elevations
Improved weatherproofing and energy efficiency
Enhanced curb appeal with a professional, long-lasting finish
Increased structural longevity and client satisfaction
Project Overview
The renovation project at Coach Road involved a full internal refurbishment designed to enhance the property’s functionality, appearance, and longevity. The project included comprehensive works across the main living areas, bathroom, and kitchen, with a focus on high-quality finishes and durable materials suitable for long-term performance.
Scope of Work
General Internal Works: The interior refurbishment began with the preparation of all wall surfaces, which were treated with a stain-blocking solution to ensure a clean and uniform base. All walls and ceilings were then redecorated using Dulux Diamond Matt Emulsion, chosen for its durability and superior finish.
The doors, frames, and skirting boards received a high-gloss finish to complement the overall design aesthetic and provide a polished appearance.
Due to significant corrosion, four radiators were identified for replacement. Where feasible, the removed radiators were treated and repainted prior to reinstallation. Additionally, 45 linear meters of new skirting boards were fitted, and seven new ply flush doors were installed to improve both the look and functionality of the interior spaces.
Bathroom Refurbishment
A complete bathroom refurbishment was undertaken to modernize the space and resolve pre-existing damp and mould issues.
The existing bath, sink, and toilet were removed to allow for a full reset of the room layout.
The area underwent a comprehensive mould wash, and all old flooring was stripped out.
A stain-blocking treatment (Zinsser Perma White) was applied to the walls and ceiling to prevent future mould growth.
Specialized bathroom paint was used for moisture resistance and long-lasting protection.
A new anti-slip floor was laid for safety, and a modern bathroom suite was installed.
All existing tiling and boxing were removed, resulting in a clean, open, and contemporary finish.
Kitchen Refurbishment
The kitchen was completely refurbished to improve usability and achieve a modern aesthetic.
The existing kitchen units and wall tiles were fully removed.
All wall surfaces were mould washed where necessary before decoration.
The room was redecorated with a fresh, modern design to align with the property’s updated interior style.
Two doors were replaced, including one fire-rated door to ensure compliance with safety regulations.
A brand-new Skyline kitchen was supplied and installed, paired with new wall tiling to complete the transformation.
Outcome
The Coach Road refurbishment project successfully delivered a complete transformation of the property’s interior. The coordinated efforts across all trades ensured a cohesive finish with improved durability, safety, and comfort.
